+ HOA SERVICES

Our HOA services provide real-time solutions. Through our use of automation and manual touch, we are able to provide our clients meaningful results. We provide detailed information for all associations, obtain necessary documents and approvals, as well as negotiate on your behalf, ensuring compliance of applicable state statute(s) and laws. Our HOA services helps establish key relationships with associations, reduce property expenses, and assists in streamlining the disposition process.

  • Identification: Determines if property is subject to the association. Results in Yes/No/NA results.

  • Contact Confirm: Provides association contact information & assessment details (amount, frequency, etc.).

  • Document Retrieval: Retrieval of association by-laws, board minutes, or CC&R’s.

  • Bring Current: Obtain estoppel(s) from an association and provide the client with HOA invoice and relevant documentation.

  • Maintenance: Precedent contacts the association on a quarterly basis to ensure all payments submitted for association-related charges are posted and applied to the account properly. Precedent also establishes themselves as the points of contact for any mailings regarding association dues and coupon mailouts. Along with the review is a 30+ day stale check review.

  • Negotiation: Precedent negotiates ledger per state statute compliance.

+ LEASING SUPPORT SERVICES

Precedent will assist in rental application management, and community access needs such as gate codes, access decals, amenity keys, and/or mailbox keys.

+ PAYMENT PROCESSING

Precedent creates, records, and tracks all payment submissions. Payment processing provides payment solutions through multiple methods including: check, online ACH, overnight and certified funds.

  • HOA Payments: Submit payment to the entity to satisfy any outstanding association balance.

  • Tax Payments: Submit payment to the entity to satisfy outstanding tax balances.

  • Bulk Payments: Bulk payments are made via online ACH, check, or credit card.

+ TAX SERVICES

Precedent understands the need for complete and thorough services; especially for property taxes. Our tax services provide expedited results. We work with taxing authorities to pay property taxes on time, to schedule out future recurring payments, as well as work with officials in delinquent or tax sale circumstances. We offer complete services and provide national coverage including Puerto Rico.

  • Entity Identification: Assignments will be researched to identify which tax entity governs the property. Precedent shall return contact information per tax entity along with assessment amount, frequency of payment, and if postmarked mail is accepted.

  • Tax Document Retrieval: Once identified, taxing documentation (tax bill) will be collected and processed for client distribution or payment processing.

  • Tax Lien Management: Precedent will conduct an automated lien search per property and provide the client with results.

  • Tax Appeal: Precedent will review, compare, and assess the property value. Precedent will file an appeal and protest, if required, per the clients’ directive.

  • Tax Document Retrieval: Once identified, taxing documentation (tax bill) will be collected and processed for client distribution or payment processing.

  • Tax Exemption Removal: Precedent will review tax bill for non-applicable exemptions to avoid issues at resale/closing.

+ UTILITY SERVICES

Precedent utilizes a state-of-the-art proprietary software program, R-Insight, to expedite the identification and notification of utility providers. This system tracks utility provider notifications, activation requests and deactivation requests.Precedent can handle the utility process from initial notification to deactivation and reconciliation of final bill:

  • Utility Identification: Precedent will research, identify and/or confirm Utility Providers impacting properties assigned to Precedent and determine their appropriate contact information and account status. Contact information will be maintained in Precedent’s proprietary software system, R-Insight.

  • Utility Activation / Deactivation:

    Activation: Precedent will establish accounts and/or activate utility accounts as required on behalf of the Client.

    Deactivation: Upon receipt of request from Client to deactivate the account, Precedent will contact the utility provider and request a final invoice, as required.

  • Utility Inspections: Precedent will work with the Client’s designated local point of contact to coordinate the opening of the account.

  • Utility Payments: Ongoing Utility Maintenance

    All active accounts will be set to “Current Inventory” where they will be monitored monthly for:

    Receipt of invoice

    Review and processing of utility bill

    Billing anomalies

    Checks will be issued for all active accounts.

+ VIOLATIONS MANAGEMENT

Precedent Management understands that Code Violations can cause serious financial exposure. Our Violation Management product offers a comprehensive solution to manage violations issued by both municipalities and HOA's. We manage violations from start to finsih to ensure timely completion and high-impact results. We are experts in negotiation of fines and liens to increase our clients returns.

  • Code Violations: Assignments will be researched to identify which tax entity governs the property. Precedent shall return contact information per tax entity along with assessment amount, frequency of payment, and if postmarked mail is accepted.

  • HOA Violations: Retrieval of online violations notifications, Intake of non-digital violations notifications, Notification of violation to cure, Confirm violations are cured with HOA, Negotiations of invalid or excessive charges, Negotiations of valid charges/expense control

  • Rental Registration: Register and manage renewals per property/per registration. (Pricing is based on per rental registration - not per assignment).

  • Vacant Property Registration & Renewal: Register and manage renewals per property/per registration. (Pricing is based on per VPR - not per assignment).
